Reporting to the Senior Vice President, Facilities, the Vice President, Real Estate Planning/ Management is responsible for overseeing and directing the organization's strategic real estate portfolio. This role integrates corporate real estate strategy with overall system objectives, managing portfolio and transactions, including acquisitions, dispositions, and lease renewals. The position involves identifying and evaluating development opportunities, negotiating agreements, assessing project viability, and managing due diligence activities. The VP, Real Estate Planning and Management collaborates with design teams to ensure adherence to system standards and works closely with senior leadership to develop comprehensive, long-term real estate strategies. This role is crucial in aligning real estate decisions with organizational and strategic goals, optimizing space utilization, and enhancing operational efficiency across the entire real estate portfolio.

Responsibilities

A day in the life of a Vice President, Real Estate Planning/ Management at Hackensack Meridian Health includes:

  • Develop and implement comprehensive real estate strategies aligned with organizational goals. Identify opportunities for real estate expansion, consolidation, and optimization to support operational efficiency and growth. Drive consistency and ensure a unified real estate strategy across the network.
  • Oversee and manage the Real Estate Portfolio function and team with a strategic, life-cycle approach to real estate planning, execution, and management, grounded in alignment with organizational strategy.
  • Oversee and manage the acquisition, disposition, and leasing of real estate properties within the Network. Monitor and evaluate the effective utilization of space to meet current and future needs. Make recommendations to senior leadership team regarding new properties/leases in accordance with network strategy goals.
  • Oversee regular assessments of current leased and owned properties and identify opportunities for growth, consolidation, or divestment.
  • Oversee application of real estate software to ensure being optimally utilized for planning, administration and business performance.
  • Oversee Real Estate department operations through day-to-day supervision of the internal team and outsourced third-party vendors, consultants, brokers, developers, architects, contractors, and engineers.
  • Oversee acquisition processes through due diligence and closing to ensure a smooth transition in the asset management phase of the project life cycle.
  • Bolster and forge collaborative relationships with partners and key internal/external stakeholders to enhance operational effectiveness and elevate the quality of care.
  • Provide leadership and guidance to the real estate team, fostering a culture of excellence and innovation
  • Lead and mentor a team of asset and property management professionals (staff and outsourced property management companies).
  • Partnering with Finance, monitor and review balance sheets and budgets for real estate portfolio expenditures, revenues, and overall financial performance. Including lease forecasting, capital renovation plans, and depreciation of assets.
  • Negotiate lease agreements, contracts, and vendor agreements for real estate services and facilities management. 13. Collaborate with hospital administrators, clinical departments, and external stakeholders to understand real estate needs and priorities.
  • Cultivate and maintain relationships with landlords, developers, brokers, and industry partners to source new opportunities, negotiate favorable terms, and build strategic alliances.
  • In coordination with VP, Sustainability and Facility Energy Mgr, leads efforts to steward HMH resources effectively and efficiently in support of the sustainability and energy commitments and in compliance with local, state, and federal regulations governing facility operations, routine capital construction, renovations and facilities management.
  • Identify and assess potential risks associated with the asset portfolio and property management activities.
  • Develop risk mitigation strategies to protect the organization's investments and financial interests
  • In collaboration with the VP, Construction, ensure robust and competitive bid processes and provide oversight for the selection and engagement network-wide of design professionals, engineers and outside consultants, construction managers, and contractors to ensure the timely and professional implementation of their work.
  • In collaboration with the VP, Facilities, ensure that the physical facilities across the network are designed and maintained to the highest standards to support the organization's goals and objectives.
  • Stay informed about market trends, regulatory changes, and competitive developments.
  • Ensure compliance with all relevant laws, regulations, and company policies.
  • Other duties and/or projects as assigned.
  • Adheres to HMH Organizational competencies and standards of behavior.

 

 

Qualifications

Education, Knowledge, Skills and Abilities Required:

  • Bachelor of Arts/Business or Hospital Administration or equivalent experience; or equivalent degree required.
  • Minimum of fifteen years of progressively responsible experience in Real Estate and Facility Management administration, including Leasing, Real Estate Transactions, Facility Management and Maintenance, Capital Improvements, and or an equivalent amount of experience and education. At least seven years in a Real Estate leadership position.
  • Proven track record of successfully leading development projects, driving portfolio growth, and optimizing real estate performance
  • Excellent communication, negotiation, and relationship-building skills with internal and external stakeholders
  • The analytical ability to conduct cost benefit analyses and in-depth budget variation analysis as well as to resolve complex operational and sensitive interpersonal problems within the organization.
  • An in-depth understanding of the administrative aspects of Real Estate transactions and Facility Management.
  • In-depth knowledge of relevant regulations and compliance standards.
  • Outstanding interpersonal and verbal communication skills on an individual and group basis, excellent writing skills, and an executive demeanor and appearance.
  • Ability to inspire others and to set a positive example for others by providing assistance, recognition, and encouragement; to identify and articulate clear meaningful goals; to focus the efforts of others; and to adapt well to changing conditions.
  • Proficient computer skills including but not limited to Microsoft Office and Google Suite platforms.

Education, Knowledge, Skills and Abilities Preferred:

  • Master's degree.

Licenses and Certifications Preferred:

  • Real estate broker's license.
